One of the biggest differences between spring and fall buyers is motivation.

During the spring and early summer, the market attracts almost everyone—from buyers who need a home immediately to people who are simply beginning to see what's available. By fall, many of the more casual shoppers have stepped away.

Recent market data shows that buyers haven't disappeared.

In Plymouth County, homes sold in a median of just 26 days in August 2026, while approximately 48% sold above their asking price. Inventory was higher than a year earlier, but demand remained solid.

The story has been similar in parts of Norfolk County. July data showed homes selling in a median of 20 days, with approximately 55% selling above asking price.

Those numbers are a good reminder that sellers don't necessarily need to wait until spring to find buyers.

Another potential fall advantage is visibility.

During peak listing season, buyers may have several new homes competing for their attention during the same weekend. As the number of new listings begins to moderate, an attractive, properly priced property can have a better opportunity to stand apart.

This is especially important because today's buyers have become more selective. Pricing a property based on current market conditions—not what a neighbor received six months ago—can be one of the most important factors determining how quickly it sells.

Fall Makes a Home Feel Like Home

There's also something naturally appealing about showing a home during a New England fall.

Clean landscaping, colorful foliage, comfortable temperatures and warm interior staging can create a great first impression. Inside, sellers can emphasize gathering spaces, fireplaces, kitchens and other features buyers may especially appreciate as the weather gets cooler.

The goal isn't to cover the house in seasonal decorations. Keep things simple and allow buyers to picture themselves living there.
